We work in a small number of markets and try to know them street by street. Each house gets its own underwriting: recent sales nearby, the condition in front of us, and what the home needs to be ready for the next owner or tenant. If a property doesn't fit, we say so quickly.
We make decisions in-house. The person you talk to is the person who reviews the deal.
Most of our homes come through agents, and we want working with us to be easy.

No financing contingency. We pay cash, so the deal doesn't wait on a lender.

We take houses as they are. Dated, vacant, tenant-occupied, or needing major repairs.
